Newmark Associates Commercial Real Estate announced the successful sale of Temple Beth Sholom, a house of worship at 40-25 Fairlawn Avenue in Fair Lawn.
The property, consisting of a 28,000-square-foot building on about 2 acres, has been a longstanding place of worship, community gathering space, and preschool. This was the first time the property had been brought to market in over 60 years.
Mary Swatek, vice president of Newmark Associates, managed the transaction for the seller. The sale involved complex communications and negotiations with the temple’s sales committee, executive committee, board of directors, and the local community.
Understanding the commercial real estate market and with sensitivity to the needs of religious institutions, Swatek navigated the complexities of the transaction to achieve a successful outcome with multiple offers. The sales amount was not disclosed.
“It was truly a historic day for the synagogue,” said Jeffrey Herrmann, an attorney at Cohn Lifland Pearlman Herrmann and Knopf, who is a board member and acted as legal counsel.
“This sale will help perpetuate our legacy for decades, Herrmann said. “Mary did a fabulous job in trying circumstances. She helped to keep the process going and dealt with all the bumps in the road along the way.”
According to news accounts in the Jewish Link, the congregation of Temple Beth Sholom merged with other conservative Jewish congregations in 2024 and now worships at the Congregation B’nai Sholom/Fair Lawn Jewish Center on Norma Avenue. The publication identified the buyer as the nearby Bris Avrohom of Fair Lawn, which intends to renovate the property to make it a state-of-the-art home for Jewish education, events, and community life.
